Auction as a marketing method

In recent years, many new and innovative methods of marketing real and personal property have surfaced. Possibly no other method has been subjected to as much praise and criticism as the auction method. Sellers, however, are always looking for fresh new approaches that produce immediate results. The auction method does this.

It is very difficult to forecast that an auction will gross the seller more than he would receive through a negotiated sale. However, you do eliminate a lengthy and very costly holding period.

The auction advertising carries with it a feeling of "Distress Sale." This translates in the buyers mind to a "Once in a lifetime" opportunity to get a bargain. That causes many purchasers to pay more than they had planned to pay prior to the sale.

Why is Wells Commercial Auctions Different?

  1. Because Paul Wells the Owner/Auctioneer made two decisions several years ago. The first being to specialize in business liquidations and real estate auctions and not to do household or general type auctions, therefore being able to do a better job for his clients.

  2. He made a commitment to learn as much about Commercial and real Estate Auctions as possible by attending seminars, Conventions, Etc. that are offered by the State & National Auctioneers Associations, of which he is an active member. He also holds the CAI (Certified Auctioneers Institute) designation which is obtained by attending a progressive course at the University of Indiana.
All this simply means that a lot of time, effort, and expense has gone into making your auction a success.

Since we deal with the Buyers Market ( The Real World ), we have a realistic feel for the current market values. We do appraisals for lenders who wish to know the true value of merchandise before they make loans, as well as for sellers trying to establish a fair sales price.

Why sell at Auction?

Timing - you the seller decide the day that you will accept offers on your real estate. This eliminates a lengthy and costly holding period.

Market Value - you get Fair Market Price and immediate cash for each item. Your merchandise or property is worth what a qualified buyer is willing to pay for it. Through competitive bidding a fair market price is assured.

Public Auction - Bankers and sellers in a foreclosure or forced sale have the legal assurance of an Arms Length Transaction. Auctions are open for the public to come and bid, not just a select few.

Marketing - By knowing the specific date of the auction, Wells Commercial Auctions is able to expose your property fully within the specific time period allotted prior to the auction.

Representation - Wells Commercial Auctions works as your agent only in trying to arrive at the highest and best price for your property. After the agreement of sale is signed, Wells Commercial Auctions will put forth every effort to facilitate settlement and complete the transaction as quickly as possible.
